Most closings take 30 to 60 minutes if everyone’s prepared. We make sure all documents are ready ahead of time so you’re not stuck signing paperwork for hours.
Do I have to attend closing in person?
Not always. We offer remote and mail-away closings for buyers and sellers who can’t make it to our St. Petersburg office. We’ll explain what needs to be signed and coordinate any notary or witness requirements.
What should I bring to closing?
Buyers should bring a government-issued ID and have their funds wired in advance. Sellers should bring ID and any documents we’ve asked for (like HOA estoppel letters or mortgage payoff info). We’ll provide a full checklist before closing day.
What if something changes right before closing?
We’re flexible. If an issue pops up—like a last-minute contract adjustment or delay from the lender—we’ll jump in to resolve it and keep the deal moving. Having a lawyer on the title team helps make those pivots smoother.
When will I get my money if I’m selling?
Once all documents are signed and the buyer’s funds have cleared, we wire your proceeds—usually the same day. Timing can vary depending on your bank and the time of day.
When do I get the keys if I’m buying?
In most Florida deals, buyers get the keys right after closing, once funds are received and everything is signed. If there’s a post-closing occupancy agreement, we’ll explain how that works ahead of time.
What happens after closing?
We record the deed with the county, issue your final title insurance policy, and send you a complete copy of the signed documents. You’re officially done—and the property is legally yours (or sold).
