Residential Closing – Frequently Asked Questions
Do I need a lawyer to handle a home closing in Florida?
No, but having a lawyer is a huge benefit. We can do everything a title company does—and more. If something goes wrong or needs to be negotiated, we’re able to step in and resolve it legally.
How long does a home closing usually take?
Once all documents and funds are in, the actual signing process usually takes about 30–60 minutes. The full process from contract to close typically runs 30–45 days for financed deals, or as little as 10 days for cash buyers.
Can I close from out of state?
Yes. We regularly coordinate mail-away and remote closings for out-of-state buyers and sellers. We’ll walk you through everything and handle all logistics.
What’s the role of escrow in a Florida closing?
Escrow holds the deposit and other funds until all closing conditions are met. It protects both the buyer and seller from funds being released too early—or not at all.
Who coordinates the closing if I’m using a lender?
We do. We’ll communicate with your lender, make sure documents are correct, manage timelines, and get their funding in time for closing.
When do I get the keys?
Usually on the day of closing, once funds are received and documents are signed. If the contract has post-occupancy terms, we’ll help you understand the timeline.
What if there’s a problem at closing—like a last-minute lien or title issue?
Because we’re a law firm, not just a title company, we can jump in to resolve legal issues quickly. Our goal is to avoid delays and get you closed.
What happens after the closing is over?
We record the deed with the county, issue your title insurance policy, and send you copies of all signed documents for your records.
