Real Estate Legal Services – FAQs
Do I need a lawyer to buy or sell property in Florida?
No, Florida doesn’t require an attorney for real estate closings—but having one can help prevent contract issues, missed deadlines, or costly surprises. We review contracts, explain terms in plain English & help resolve problems before they delay your closing.
What’s the difference between a title company & a real estate attorney?
A title company handles closings, escrow & insurance. A real estate attorney can do all of that too—plus draft documents, answer legal questions, fix title issues & help if a dispute comes up. We do both in-house, which makes the process smoother for everyone.
How much are closing costs in Florida?
It depends on the property and whether you're buying or selling, but typical Florida closing costs include title insurance, recording fees, doc stamps, and settlement fees. Use our Closing Cost Calculator (coming soon) or contact us for an estimate based on your specific deal.
What areas do you serve?
Our office is in downtown St. Petersburg, but we handle closings and real estate transactions across Pinellas County, Hillsborough County, Manatee County, Pasco County, Hernando County & throughout Florida. That includes Tampa, Clearwater, Gulfport, Sarasota, and more.
Can you help with FSBO (For Sale By Owner) transactions?
Yes. We work with many buyers & sellers who aren’t using a real estate agent. We can draft or review the contract, handle title work, and make sure everything’s legally sound before closing.
What if I’m an out-of-state buyer or seller?
No problem. We regularly work with clients who aren’t local. We offer remote closings, clear communication & fast turnarounds—so your deal moves forward even if you’re miles away.
Do you work with commercial property too?
Yes. We assist with commercial leases, acquisitions, financing, development projects & more. Whether you’re expanding your business or buying an investment property, we’ll help you navigate the legal side.
How early should I contact you in the process?
The earlier, the better. Whether you’re still reviewing offers, just signed a contract, or haven’t even started looking—we can help you plan your next steps & avoid delays later.
