  • What if there’s a mistake in the recorded deed?

    If we spot a recording error or typo, we’ll fix it at no cost to you. This is one of the key benefits of having a law firm handle your closing.

  • Who gets copies of the closing documents?

    We send a full set of executed documents to the buyer and seller after closing. Agents and lenders also receive copies of relevant docs (like settlement statements) upon request.

  • Can I get a copy of my file later if I lose something?

    Yes. We store all closing files securely for several years. Just reach out with your name, address & closing date—we’ll send what you need.

  • When do the seller’s funds get disbursed?

    If all signatures are in and funds have cleared, we typically wire the seller’s proceeds the same day as closing. Some banks may take 24–48 hours to process incoming wires.

  • Who notifies the county or city about the ownership change?

    When we record the deed, it updates the public record and notifies the property appraiser's office and tax assessor. No extra steps are required on your end.

  • What happens if I get a bill after closing that I don’t recognize?

    Let us know. Sometimes leftover HOA dues, utility bills, or old invoices surface after the deal. We’ll review them and help you figure out if they were supposed to be paid at closing—or if they’re someone else’s responsibility.
